Welcome to The Grinning Bear Cabin! Step into Grinning Bear’s kitchen via convenient keyless entry and make your way to the living room. Relax and sink into comfy leather seating as you take in the view of the grounds through large windows and seasonably warm yourself by the fireplace. Enjoy your favorite movies, shows, and sports via Dish on the living room 75” Sony TV with Bose surround-sound. Play host-provided board games on the large coffee table.

Steps away (so the cook isn’t left out of the group), prep and cook culinary creations in the fully equipped kitchen, with stainless-steel refrigerator, stove/oven, microwave, and dishwasher, along with blenders, hand-mixer, rice-cooker, air-fryer, crockpot, and waffle-maker. You’ll find plenty of prep space on the granite countertops, along with all the cookware, bakeware, dishware, flatware, glassware, serving-ware, and utensils you need to prepare and serve your favorite meals.

Grab a hot beverage from the fully stocked coffee/tea station with k-cups provided for the Keurig and coffee for the drip coffeemaker. You’ll find all sorts of charming spots to sip that beverage, from the kitchen bar to the front porch, back deck, or second-story balcony (especially if you’ve claimed one the two bedrooms that opens onto the balcony).

Dine in the dining area at the table for 8 with additional seating at the kitchen island and bar. Or dine al fresco at the table and outdoor seating on the back porch as you enjoy the warmth of the outdoor fireplace. You can even watch the game on the 65” TV. Cooking part of your meal on the propane Pit Boss Griddle grill with host-provided propane. Or deploy the Traeger smoker in your meal-making. Guests rave about it!

While you’re outside, experience a world of fun with the basketball and pickleball courts (newly added July 2023), along with yard games – Giant Connect 4, cornhole, and Giant Jenga. Enjoy the ultimate relaxation in the covered hot tub. Make memories around the firepit.

After a full day of exploring all that Hochatown (a.k.a., Broken Bow) has to offer, or just hanging out and enjoying all the fun and relaxing things to do at Grinning Bear, head for a restful night’s sleep in your choice of four bedrooms, all with TVs, and 3 with king beds.

You’ll find the Main Bedroom conveniently located on the main floor. Behold its stately bedframe and sumptuous linens. A dresser and closet provide storage. Lull yourself to sleep with the 65” TV. You’ll love the ease of having an ensuite bathroom with double vanities, a large walk-in double shower, and a luxurious soaker tub.

Upstairs, two king bedrooms offer comfy beds and wood paneled feature walls, along with dressers and easy access to the balcony – a lovely spot for morning hot beverages or evening wine or cocktails.

Wind down to sleep with the 50” TV in one bedroom and 60” in the other. One of these king bedrooms has a closet and shares a bathroom with the bunkroom.

Kids and kids at heart will love the bunkroom with its clubhouse vibe, 6 twin bunks, and a convertible queen sofa, so the room sleeps up to 8. Bunkroom inhabitants will delight in the two arcades loaded with games in the corner of the room, as well as the 65” Samsung TV with Xbox, and board games.

You have access to everything in the house and property except 2 owners’ closets, one upstairs and
one downstairs.

No fumbling with keys; self-check-in is available with digital keypad. Guests will receive a keycode
prior to arrival to enter the cabin. This keycode is changed after every guest for your safety. Parking is available for at least 12 vehicles, with room for an RV.

You’ll be close to Hochatown’s best and about 7 minutes from local restaurants and activities. Get a
thrill from zip lining, swincars, ATVs, or go-karting. Take on the greens at one of several golf courses.
Get up close and personal with animals at the Hochatown petting zoo or go on a horseback-riding

This cabin is located in the forest and it’s common to come across various critters like chiggers, bugs, and other nature-loving creatures. Leaving doors open might invite some of them in, despite our efforts to manage the situation. We work with a professional pest control company to minimize encounters, but please note that refunds won’t be provided for animal, insect, or pest encounters.

For guest safety, exterior cameras are installed. One is above the main entrance, facing the driveway; the second is facing the firepit; the third is facing the outdoor fireplace; and the fourth is facing the basketball court. They are activated 24/7 and record video and sound.

No parties permitted, per Airbnb regulations.

No pets permitted.

No smoking or vaping of any kind.

No fireworks permitted.

Maximum occupancy: 14 adults and children (max: 10 adults). Exceeding the maximum occupancy
results in additional charges and/or eviction without refund.

Must be 25 to rent, and person booking must be present at the property during entire stay.

You will be required to sign a rental agreement, which will require you to upload your license.

Keep in mind that Broken Bow/Hochatown is a rural area, and while our cabins are wired for fast
Internet, outages can and do occasionally occur. We cannot guarantee your Internet service.

A starter supply of paper towels, toilet paper, bath soap, dishwashing liquid, trash bags, dishwasher tablets, laundry soap, coffee, coffee filters, and salt/pepper is provided for your stay.

The kitchen is fully equipped. A washer/dryer is provided. Host provides towels and linens.

Propane is provided for gas grills. Please clean the grill tray after use to prevent flare-ups.

The hot tub is drained and sanitized after every check-out.

Fireplaces are seasonal from mid-October to early May. (Dates may change if the weather changes early).

A $500 security deposit will be held on your card during your stay and released 2 days after your
departure pending no damages or missing items. This is a hold, not a charge. This deposit will be
collected via an Airbnb-approved third-party software.

Furniture and decor are subject to change without notice.

Please note that Grinning Bear is in a forested area, The Oklahoma Forestry Service sometimes
enforces a burn ban in the area. Fines can be upwards of $1,000. Please check online for the current burn-ban status before using the outdoor firepit.
